Sakaja orders audit of all buildings built in last 2 years

Governor Johnson Sakaja has initiated an audit of all buildings constructed in the city over the last two years in response to feedback received from stakeholders within the Built Environment sector.

In directives obtained by the Star, Sakaja temporarily suspended the issuance of new building plan approvals and excavations at ongoing construction sites. This decision aims to prevent compromising the structural integrity and safety of adjacent buildings due to heavy rains.

“We have also suspended undertaking of Excavations at Construction Sites as this would compromise the structural integrity and safety of adjourning buildings due to the ongoing heavy rains,” Sakaja directed.

As part of the audit process, all buildings constructed over the last two years will be examined for compliance. This audit will also review building plans that were approved but for which construction is yet to commence. The audit is scheduled to commence on May 13.

Sakaja emphasized the importance of an inclusive process, urging all stakeholders, including technical representatives of professional and regulatory bodies, to participate in the audit. These bodies have until May 10 to nominate their representatives to the committee.

“The purpose of this letter therefore is to bring to your attention this further directive and to request you to forward the names of two professionals from your organization to be part of the task force being constituted by the county,” read the directive.

The multi-agency committee tasked with the audit will have between 30 to 60 days to conclude the process and submit a report for implementation.

In March, over 26 professional and resident groups in Nairobi opposed Sakaja’s proposal to allow tall buildings in various parts of the city. They argued that such a move would violate the law and harm the environment.

In a joint statement, the associations expressed their intention to take legal action if the county did not halt the plan, particularly in areas like Kilimani and Kileleshwa.

Florence Nyole, president of the Architectural Association of Kenya, stressed the need to prioritize critical infrastructure expansion, including sewerage, water, solid waste management, public transport, schools, health amenities, and open green spaces.

Teddy Obiero, chairperson of the Alliance of Nairobi Metropolitan Residents Association, highlighted issues such as water shortages in some areas and urged authorities to address existing problems before replicating them elsewhere.

The Kenya Alliance of Residents Association emphasized the importance of Sakaja and relevant departments prioritizing the development and implementation of Local Physical Development Plans at all levels.
